Background: Simultaneous refinances of two properties, one of which paid off a 3rd mortgage. Borrower reduced his interest rates, got a true no closing cost loan, and even had some escrow money paid for on his behalf. Regarding the HOA comment, lenders often require questionnaires to be filled out by HOA management companies when the property is a townhouse or condo. OHM often attempts to negotiate reduced fees charged by 3rd party services. In this case, extra efforts were made by contacting the HOA officers.

Background: First-time home-buyer of a townhouse. Borrower’s credit report showed a recent 60 day late payment (new credit card, never got bills, $58 balance owed). Previously unaware of the situation, the borrower immediately paid the outstanding balance, along with interest and late fees that more than doubled the cost. Borrower requested to have the creditor clear her credit history, unsuccessfully. OHM offered to help and got on the phone with the borrower and creditor. After a lengthy conversation, OHM successfully convinced the creditor to clear the credit history and return the late and interest fees back to the borrower. FICO score improved 80 pts. At times, OHM goes well beyond expectations to assist borrowers, but we don’t charge for such assistance.
